An AI receptionist for cleaning businesses
Your crews are mid-clean with gloves on when the phone rings, and the caller wants a price before they ring the next company. Your AI receptionist answers, gets the rooms, the extras and the deadline, and books the clean into a free slot or sends you everything you need to quote.
Example call: an end-of-lease clean with an inspection on Friday
Your customer rings your business number.
Example call to Greenleaf Cleaning Co, a fictional business. Your customer, Liam, rings your business number about: End of lease, 3 bed 2 bath, Sandy Bay TAS. Your AI receptionist answers on the first ring, asks the type of clean, the size of the place, any extras, the inspection date and how the cleaners get in, then books Thu 8:00am and reads it back. Liam gets a text: Hi Liam, Greenleaf Cleaning Co has your end-of-lease clean booked for Thu 8:00am at Unit 3, 41 Sandy Bay Rd, Sandy Bay. We'll confirm your price today. You get an email: New booking: Liam, 0491 570 051. End-of-lease clean, 3 bed 2 bath, empty, carpets in bedrooms. Inspection Fri morning. Keys in lockbox. Unit 3, 41 Sandy Bay Rd, Sandy Bay. Each kind of clean starts with different questions
The first question sorts the job, then it asks what you'd ask for that kind of clean.
End of lease and bond cleans
Bedrooms, bathrooms, storeys, carpets, oven, blinds and walls, whether the place will be empty, and the date of the final inspection.
Regular home cleans
How often, which day suits, pets, parking and how your team gets in. New regulars are booked into the slots you've opened for them.
Offices and commercial sites
The type of site, the number of floors or rooms, how often, the hours you'd be cleaning and who holds the keys and alarm code.
One-off and move-in cleans
Spring cleans, pre-sale cleans and move-ins, with the date it has to be done by and any extras the caller mentions.
End-of-lease jobs run to someone else's clock
A bond clean booked after the inspection is no use to anyone. The receptionist works backwards from the date the tenant gives.
- It asks for the move-out date and the inspection date, and only offers slots in between that are free in your calendar.
- If nothing fits before the inspection, it says so plainly, takes the details and marks the request urgent so you can see whether to squeeze it in.
- The inspection date sits at the top of your summary, so a Thursday clean for a Friday inspection doesn't get bumped.
- It never promises the tenant their bond back or that the place will pass. Your terms and any re-clean policy are read out only in words you've approved.
Regular clients: skips, changes and cancellations
Plenty of the calls you get are from clients you already have. Someone's away next fortnight, wants Tuesday instead of Monday, or is cancelling for good. The receptionist takes the client's name, the address and exactly what they're asking for, and emails it to you so you can update the roster. It doesn't move or cancel rostered visits by itself.
Complaints get the same care. If a client rings about something missed, it takes the details without arguing or promising a re-clean, and flags it so you can ring them back while it's fresh.
Commercial clients who ring after hours
Office cleaning happens when everyone else has gone home, so the calls do too.
- An office manager reporting an alarm that went off, a bin not emptied or a door left unlocked gets answered, not a voicemail greeting.
- You choose what counts as urgent overnight. Those calls are marked URGENT in the email, so they stand out from the routine ones.
- Routine requests are written up for the morning with the site, the contact and what they need.
What we set up with you
You don't touch any settings. We build it, you approve the questions, and we keep it current.
- Your list of services, extras and the suburbs you cover.
- The questions you need answered before you can quote each type of clean.
- Booking windows in your Google or Outlook calendar, so new jobs only go where a crew is free.
- Your pricing wording, if you want it to quote standard cleans. Otherwise it leaves prices to you.
- Changes within 2 business days whenever your services or areas change, under our change guarantee.

Questions owners ask
Can an AI receptionist quote cleaning jobs over the phone?
Only if you give it approved wording, for example a set price for a two-bedroom bond clean. Otherwise it collects the size, extras and deadline and sends them to you, so you can price the job properly and reply the same day.
Can it book end-of-lease cleans around the inspection date?
Yes. It asks for the move-out and inspection dates and only offers free times in between. If none are left, it tells the tenant and marks the request urgent for you.
What happens when a regular client cancels or changes their day?
It takes the client's name, address and the change they want, and emails it to you. It doesn't change your roster itself, so you stay in control of who goes where.
Can it take calls from commercial clients at night?
Yes, at any hour. You decide which overnight problems count as urgent; those are marked urgent in the summary, and we can set it up so they're texted to whoever is on call.
Does it work with my scheduling app?
It books into Google or Outlook calendar as standard. If your jobs live in ServiceM8 or another scheduling app, we can build a connection for your account, scoped and quoted before you pay.
